Our home design team works with a lot of home buyers and families to guide them through the custom home building process. We have compiled a short list of our most frequently asked questions before and during the home build process.

Here are some frequently asked questions (FAQs) to help you get the information you may need. If you require further details or have additional queries, please don’t hesitate to reach out to us. Contact us for more information.

Do you have a Price Sheet for all of your models?

No. We do not offer price sheets, as we are a fully custom builder and homes are rarely built exactly as shown. In addition, site conditions vary from lot to lot, which can significantly impact pricing. For these reasons, pricing is determined on a project by project basis.

That said, while you are searching for land, we are happy to provide a general price range for a specific home model to help give you an idea of cost. Please note that this pricing reflects the home only and does not include site development costs. We are happy to walk you through how site related costs factor into the overall budget.

Can I design a custom home?

Yes. If your project requires a fully custom design, we can connect you with our designer to develop the preliminary floor plan and elevation. You would work with and pay the designer directly for this service. Once the preliminary plans are completed, Covenant can provide a price for your design.

Do you build in flood zones?

Yes, we have extensive experience building in flood zones. Additional requirements may apply depending on the property, and these will be evaluated during the lot assessment phase.

Can you help me find a lot?

Yes, once you have been pre-approved for a construction loan, we can assist with the lot-hunting process. Learn more here!

Can you build my plan on my lot?

Yes, if you have a set of architectural drawings, we can provide a bid and build your plan on your lot. Learn more here!

What is your process?

Can I make changes to your floor plans?

Yes. You may make changes to any of the floor plans shown on our website. We recommend starting with a plan that is as close as possible to your needs and marking up the floor plan with your requested modifications. At this stage, we encourage you not to focus too heavily on the exterior façade, as exterior styles can be adjusted to match your preferences. Depending on the scope of changes, pricing adjustments may apply, and more extensive structural changes may require a custom home process.

Are impact fees, site work, well or septic included in pricing?

Our base home pricing does not include impact fees, site work, speciality foundation, utilities, or well and septic, as these costs vary from lot to lot. Once a lot has been evaluated, we establish allowances for these items based on the specific property. These allowances are then factored into the overall cost of the home. Any costs that come in below the allotted allowances are credited back to the homeowner at the end of the project.

Do you have any lenders?

Yes. We work with several construction loan lenders, including Regions Bank, U.S. Bank, MIDFLORIDA Credit Union, and Truist Bank, among others. You are not limited to these lenders. Please reach out to us if you would like lender contact information or guidance on construction loan options.

Can you work with an FHA or VA Construction loan?

At this time, we are not set up to build using FHA or VA construction loans. However, we are happy to discuss alternative financing options and help guide you toward lenders experienced with construction loan programs.

Do you do remodels?

If you have engineered plans, we may consider a remodel. We cannot give a quote or any information if we do not have plans.

Can you build a Mother In Law Suite or ADU?

In some cases, yes. We can build Mother In Law Suites and ADUs in accordance with local zoning and building codes. To provide a proposal, we require a set of plans. If you do not already have plans, we can connect you with our designer to assist with plan development.

Can I use my own lender?

Yes, you may use your own lender as long as they offer a construction loan program and are able to work with our process.

Can I make changes after construction begins?

Changes may be possible depending on the stage of construction. Any changes are subject to review, pricing adjustments, and schedule impacts.

How often will I receive updates during construction?

Your superintendent will provide weekly updates on construction progress.

Do I need to own a lot before contacting you?

No. You are welcome to reach out before purchasing a lot. We are happy to review potential lots and help determine whether a property may be suitable for building.
