Home Building Process
Step 1: Pre-Approval
Before beginning the homebuilding process, buyers must obtain a construction loan pre-approval. While we work successfully with many construction loan lenders, the partners listed below are our preferred lenders due to their experience with custom home construction.
Pre-approval helps confirm budget parameters before investing in site evaluation and plan development.

Step 2: Lot Assessment
Once a construction loan pre-approval has been obtained if applicable, our builders will evaluate the property to determine what is required to build on the lot. This includes confirming whether a boundary, topographical, or tree survey and or a geotechnical report are needed, as well as identifying anticipated costs such as site work, impact fees, and utility or power connections, or well and septic where applicable.
Based on this evaluation, allowances for site work, impact fees, and utilities will be established and factored into the overall cost of the home. Any costs that come in below the allotted allowances will be credited back to the homeowner upon completion.
Please note that allowances are estimates based on available information and may adjust as final engineering, permitting, and site conditions are confirmed.
Step 3: Home Selection
We offer a variety of home plans that can be tailored to fit your needs. We encourage you to focus on finding a floor plan that is as close as possible to your wants and needs, as the layout is the most important starting point. Once you find a plan that works, you are welcome to mark up the floor plan and share your requested modifications with us. Markups can be as simple as notes directly on the floor plan or a written list of requested changes. We recommend not focusing too heavily on the exterior façade. Exterior styles can be adjusted, and you will have the opportunity to share your vision, preferences, and overall aesthetic so the exterior can be tailored to fit your style.
Depending on the scope of the requested modifications, pricing adjustments may apply. If the changes involve significant structural revisions, the project may need to move into a custom home process. In that case, we would connect you with our designer, and you would work with and pay the designer directly to prepare a preliminary floor plan and elevation. Once those drawings are completed, we would then be able to prepare a construction proposal for your home.
In addition to the plans shown on our website, we also offer custom home options that are not publicly listed. If you have a specific design or concept in mind, please share it with us so we can explore additional floor plan options that may better align with your vision.
Pricing provided at this stage is valid for 30 days.
Step 4: Meeting
Once you have received pre approval and have a plan of interest narrowed down, we would be happy to schedule an in person or Zoom meeting. This meeting is an opportunity to review our process, go over frequently asked questions, and address any questions you may have before moving forward.
Step 5: Budget & Building Contract
Once pricing has been agreed upon, we will proceed with the building contract. Upon execution of the contract, a $10,000 deposit is required. This deposit is applied toward your construction loan down payment and is not an additional cost. Once the deposit has been received, we will move forward with finalizing plans, engineering, and permitting documents.
Step 6: Build
We begin moving toward the construction of your home once permits have been issued. At that time, you will be assigned a superintendent and will work with our Selections Coordinator to finalize the design details of your home. Your superintendent will provide weekly updates to keep you informed on construction progress.
