Step 2: Evaluate Your Lot

Once your property contract is signed, Covenant Homes conducts a detailed lot assessment. This includes evaluating site conditions, estimating site work, identifying potential well or septic needs, and calculating impact fees. We’ll set a clear allowance for these costs upfront, and if your project comes in under budget, we credit the savings back to you.

Step 3: Choose Your Floor Plan

Whether you select one of our popular custom home plans or bring your own vision, we’re here to make it work. Can I design a custom home?

Yes. If you’re looking to build a completely custom home, Covenant Homes can connect you with one of our trusted home designers to create a preliminary floor plan and exterior elevation tailored to your vision and lifestyle. Once your preliminary plans are complete, our team will review the design and provide a detailed construction estimate so you can confidently move forward with building your custom home.

Do you have a Price Sheet for all of your models?

No. We do not offer price sheets, as we are a fully custom builder and homes are rarely built exactly as shown. In addition, site conditions vary from lot to lot, which can significantly impact pricing. For these reasons, pricing is determined on a project by project basis.

That said, while you are searching for land, we are happy to provide a general price range for a specific home model to help give you an idea of cost. Please note that this pricing reflects the home only and does not include site development costs. We are happy to walk you through how site related costs factor into the overall budget.

Do you build in flood zones?

Yes, we have extensive experience building in flood zones. Additional requirements may apply depending on the property, and these will be evaluated during the lot assessment phase.

Can I make changes to your floor plans?

Yes. You may make changes to any of the floor plans shown on our website. We recommend starting with a plan that is as close as possible to your needs and marking up the floor plan with your requested modifications. At this stage, we encourage you not to focus too heavily on the exterior façade, as exterior styles can be adjusted to match your preferences. Depending on the scope of changes, pricing adjustments may apply, and more extensive structural changes may require a custom home process.

Do I need to own a lot before contacting you?

No. You are welcome to reach out before purchasing a lot. We are happy to review potential lots and help determine whether a property may be suitable for building.
