Budget
You have to be clear about your budget. The average budget for a home in the North Georgia area is between $400-650K.
Home Size
How much space do you need? Between 1,500 and 2,500 square feet of heated living space is typical, but you have to consider the size of your family, your lifestyle and any specific needs.
Home Design and Layout
You can find a design plan you like and submit it and make any minor changes needed. We also have an in-house designer who can design your home from scratch. If there’s an HOA you may need to get approval for the plans.
Home Build Lot and Land
Does the land meet your needs? The topography of the land is the first thing you have to consider before planning your custom home. Test the soil. The soil quality determines the kind of septic system you’ll need. A soil test is required for you to get a building permit. If the terrain is sloped, this will increase the foundation and labor costs. Some lots can support basements while others cannot. If electric or a water meter isn’t readily available utilities can cost extra.
Permits
The permit process differs by county. You typically need a home plan, site plan and soils survey for the septic permit. It also depends on when the area or subdivision was built. If it was built after 1999, an ECS (Erosion Control Survey) is needed. This takes time to get approved and is an extra expense. After you get a septic permit and ECS survey approved, you can then get a building permit.

What is the total cost of building on my lot?
Each custom built home and build lot are unique and so is the cost. Covenant Homes is happy to provide pricing for any of our models. Additionally, Covenant Homes performs a lot assessment to determine site-related costs, which may include site work, demolition (if applicable), impact fees (if applicable), utilities, and other miscellaneous items. These site-specific costs are then factored on top of the base price of the home. We can also discuss the custom home plan route more in detail.
Can I customize every detail of my home?
Yes, almost everyt part of your home is customizable! We use an online platform called CoConstruct, which allows our clients to select and personalize every detail of their home. From design to finishes, you have complete control over the customization process. We’d be happy to discuss this further with you.
How long does it take to build a custom home?
The typical build time is approximately 12-15 months once ground is broken. This could vary if your home requires pilings or specialty foundation.
What utilities and infrastructure are needed?
People often ask about connecting water, sewer, electricity, and internet to their property. Our team will work with you to determine what is needed for your custom home build.
What features can I include to maximize energy efficiency?
To make your home more energy-efficient, some key areas to focus on include high-quality insulation (such as Icynene insulation), energy-efficient windows, smart thermostats, Energy-Star appliances, and LED lighting, which uses less energy and lasts longer than traditional bulbs. There are many other ways to increase efficiency, and we’d be happy to discuss them with you.

You will need a construction loan if you plan on financing the home build.
