Custom Built Home Process Step-By-Step
Step 1: Pre-Approval
We are approved by many construction loan lenders and we work with a couple preferred lenders. Feel free to reach out to them directly or contact us for more information.
Step 2: Lot Assessment
Upon the execution of the property contract, Covenant Homes will conduct a comprehensive evaluation of the site, including site work, impact fees, and any well or septic-related expenses (where applicable). We will establish a predefined allowance for these components, which will be seamlessly integrated into the overall cost of your home. Any funds remaining below the allocated allowance upon project completion will be promptly credited back to you.
Build On Your Lot or Find A Lot
Step 3: Home Selection
We’re here to customize our floorplans to suit your preferences! The easiest and most budget-friendly way to do this is by choosing one of our existing models and making adjustments as needed. If you decide to change the structural layout significantly, it turns into a custom home project, which involves a different process. Additionally, we offer custom home options not listed on our website so if you have a specific design concept in mind, please share it with us, and we can provide you with more floor plan choices that might match your requirements.
Step 4: Kick-Off & Design Meeting
Once we’ve received your pre-approval and assessed your property, we’ll arrange a meeting, either in person or via Zoom. During this meeting we will go over the next stages, the entire home build process, and various design choices, such as flooring, cabinets, paint colors, and more.

Step 5: Budget & Building Contract
After a building contract is executed, an initial deposit is required to initiate the process. Keep in mind this amount goes towards your down payment with the bank and is Not additional.
Step 6: Home Build Begins
We begin building your dream home! Our build time is approximately 12 months once we break ground.
